What exactly does Concavo Desarrolladora do?

We are a real estate development and construction management company based in Boston. We take property projects from feasibility through permitting, construction and handover — either developing on our own account, or managing delivery on behalf of an owner. We are not a brokerage and we do not list property for sale.

Is the first conversation free?

Yes. The introductory call and an initial review of what you send us are free of charge and carry no obligation. Paid work begins only after a written fee agreement is signed.

What does a feasibility study cost?

It depends on scale and complexity, but most residential feasibility engagements fall between a few thousand dollars and a low five-figure fee, quoted as a fixed price before we start. You will never receive an invoice for an amount you have not already approved in writing.

How are your construction management fees structured?

Usually as a stated percentage of construction cost, disclosed in the contract and fixed for the duration. Some engagements are structured as a fixed monthly fee instead. We do not mark up subcontractor invoices, and unspent contingency belongs to the owner.

Are you licensed and insured?

Yes. Concavo Desarrolladora LLC carries commercial general liability and workers' compensation insurance. Construction work is performed under licensed Massachusetts Construction Supervisors, with registered architects and engineers of record on every permitted project. Certificates are provided before contract signature.

How long does permitting take in Boston?

It varies enormously. A straightforward interior renovation permit through ISD can be weeks. A project requiring Zoning Board relief or Article 80 review through the BPDA typically runs six to fourteen months from filing. We give you a realistic range in the feasibility memorandum rather than an optimistic one.

Can you work on an occupied building?

Yes, and we do it often. Occupied work is phased by unit or by stack, with resident notification, controlled work hours, dust containment and clear egress maintained at all times. Resident communication is available in English and Spanish.

Do you handle small projects?

We do, when the fit is right. Single-unit renovations and two-family conversions are regular work for us. Very small repair or handyman work is not something we take on, and we will point you to a better-suited contractor rather than accept it.

What happens if the project goes over budget?

Overruns are managed, not announced. Every change is priced and approved before the work proceeds, contingency is tracked openly, and material variances are reported within one business day. Where an overrun stems from our own management error, that is our cost, and that principle is written into our contracts.

Do you offer any warranty after completion?

Every contract includes ninety days of post-occupancy support during which we manage any snagging directly. Manufacturer and subcontractor warranties are collected, catalogued and handed to you at closeout, and we will help you enforce them afterwards.

Do you provide references from past clients?

Yes. On request we provide references from owners on comparable projects, along with addresses you can visit. We ask permission from each client before sharing their details.

Do you speak Spanish?

Yes. Patricia Garcia and members of our project team work in both English and Spanish, and we produce owner-facing documentation in Spanish on request.
