A six-unit brick row house from 1890 with failing masonry, original single-glazed windows and a heating system that had been patched four times. The owner wanted the building preserved rather than gutted, and wanted tenants to stay in place during the work.
We phased the project by stack: two units at a time, eight weeks each, with envelope work sequenced around occupancy. Repointing was matched to the original mortar profile, windows were replaced with historically appropriate profiles, and each unit received new mechanical, electrical and plumbing systems.
The building came in five weeks ahead of the phased programme with rental income maintained throughout.

Mixed-use · Dorchester, Boston
Ground-up construction on an underused corner parcel: 28 residential units over 6,400 square feet of ground-floor retail, with structured parking below. The site had utility conflicts on two frontages and required an Article 80 small project review.
Concavo led the project from acquisition due diligence through entitlement, design management and construction. The community process ran across four abutter meetings; the final massing lost one storey and gained an active retail frontage, which the neighbourhood association endorsed.
The building was fully electrified with air-source heat pumps and delivered under the Stretch Code with Mass Save incentives captured at design stage.

Residential renovation · East Boston
Fourteen apartments across two adjoining buildings, both suffering from moisture intrusion, oil heat and layouts that had not been touched since the 1970s. The owner's brief was straightforward: lift the asset without pushing out the existing tenant base.
We rebuilt the envelope first — drainage, insulation, windows — then moved through the interiors on a rolling schedule. Oil boilers were replaced with individual heat pump systems, cutting operating cost per unit by roughly a third. All resident communication was handled in English and Spanish.

Thirty-six for-sale townhomes on a twelve-acre parcel, delivered in three phases so that early sales could fund later construction. The site required stormwater work, a conservation filing and a new internal road accepted by the town.
We ran the schedule so that each phase reached certificate of occupancy before the next phase broke ground, which kept carrying cost down and gave the sales team finished product to show from month ten. All three phases closed within the original 22-month programme.
