Property Development
Site acquisition support, zoning strategy, pro forma modelling, entitlement through Boston's BPDA and ISD, and full delivery of ground-up residential and mixed-use buildings.
Boston, Massachusetts · Established 2016
Concavo Desarrolladora LLC is a real estate development and construction management company working across Greater Boston. We take projects from raw site or tired building through permitting, construction and delivery — with one team accountable from the first sketch to the final walkthrough.
Who we are
Concavo Desarrolladora was founded in 2016 by Patricia Garcia after fifteen years spent on the owner's side of the table — managing capital budgets, chasing contractors and watching good buildings get compromised by bad coordination. She started the company to run it the other way around.
We keep our pipeline intentionally short. That means the person who reviews your pro forma is the same person who walks the slab pour, sits in the ISD hearing and hands you the keys. Our clients are private owners, family partnerships, small institutions and first-time developers who want a straight answer more than they want a sales pitch.
The name is Spanish — desarrolladora, a development company — and it is deliberate. A large share of the property owners we serve in East Boston, Chelsea and Everett do business in Spanish, and we do too.

What we do
We are not a general contractor that also develops, or a broker that also builds. Development and construction management are the whole business, which is why the two never work against each other on our jobs.
Site acquisition support, zoning strategy, pro forma modelling, entitlement through Boston's BPDA and ISD, and full delivery of ground-up residential and mixed-use buildings.
Budget and schedule control, trade procurement, RFI and submittal management, weekly cost reporting, punch list and closeout — on your building, under your name.
Gut renovations, triple-decker conversions and sensitive work on nineteenth-century masonry where the code, the fabric and the budget all have to be respected at once.
A paid, independent read on whether a deal works: highest and best use, hard and soft cost modelling, absorption assumptions and the risks nobody put in the offering memo.
You already have an architect and a GC. We sit on your side of the table, protect your budget, and make sure the drawings, the contract and the invoices all agree with each other.
Stretch code compliance, Mass Save incentive coordination, HERS ratings, electrification planning and accessibility review under 521 CMR and the ADA.

Why owners hire us
You get a cost model with named assumptions, not a round number. If the deal does not work, we say so in the first two weeks — before you have spent money proving it.
Patricia or your assigned project manager answers the phone. No account handoff, no relay through three people who were not at the meeting.
Trade bids, change orders and contingency draws are visible to you in a shared monthly report. Contingency belongs to the project, not to us.
Ninety days of post-occupancy support is written into every contract. The last five percent of a job is where reputations are actually made.
Client feedback
Comments shared by owners at project closeout and published with their permission.
“We had been quoted a renovation budget twice by two other firms and neither number came with an explanation. Concavo sent a fourteen-page cost model and walked us through every line. The final invoice landed within three percent of it.”
“Patricia handled our permitting hearing herself. We were expecting delays and instead got a schedule that held. Communication was weekly, in writing, without us having to chase it.”
“As a first-time developer I needed someone to tell me what I did not know. They talked us out of one deal before it cost us anything and then built the next one. That is the whole reason we came back.”
Coverage
Our office is at 70 Washington Street in Boston and we keep our projects inside a radius we can reach in under an hour. Being on site twice a week is not a marketing claim — it is the reason the schedule holds.
Working outside this list? Call us anyway — if we are not the right firm, we will usually know someone who is.
